As Bengaluru solidifies its position as the IT capital of India, the escalating apartment rental prices have become a concern for many residents in the city.
A significant disparity between the demand and supply of available rental properties, coupled with high rental yields, has prompted landlords to raise rents by 30-40 percent, and in certain areas, even by 50 percent compared to the previous year. Rental yield denotes the income generated by a rented property relative to its purchase value.
However, local real estate brokers highlight several pockets within Bengaluru that continue to provide affordable rental accommodations. Here are the top five areas offering budget-friendly apartment rentals in the city:
North Bengaluru:
Among the various suburbs, North Bengaluru stands out for its affordability and high rental yields. Areas such as Kammanahalli, Hennur, Kothanur, and the vicinity of Manyata Tech Park up to Jakkur offer 2 BHK apartments at monthly rates ranging from Rs 25,000 to Rs 30,000, while 3 BHK units start from Rs 35,000. Locations near the international airport in Devanahalli also offer gated communities with rentals as low as Rs 25,000 per month. However, limited last-mile connectivity remains a challenge in these areas.
Suburbs in Eastern Bengaluru:
Emerging suburbs near the eastern IT corridor, including KR Puram, Budigere Cross, and Varthur, offer competitive rental rates. In places like Varthur, adjacent to Whitefield, a 2 BHK apartment within a gated society can be rented for Rs 20,000-25,000 monthly.

Meanwhile, 3 BHK units in these areas rent for Rs 30,000-35,000 monthly.
Other Areas:
Yeshwanthpur in the northwest, Rajarajeshwari Nagar in the southwest, and Mysore Road in the south are other areas worth considering for affordable rentals. These locations offer easy access to the metro, facilitating connectivity to the central business district and the eastern IT corridor. Rentals in these areas typically range from Rs 25,000 to Rs 30,000 for a 2 BHK apartment, and under Rs 40,000 for a 3 BHK unit.
